by-laws
By-laws are the internal rules unique to each body corporate. They govern what is and isn’t allowed within a community titles scheme and cover a broad range of matters, including:
- Changes to each lot’s external appearance
• Renovations of lots
• Rules for using the shared recreation areas
• Body corporate supplying services to residents
• Speed limit on the shared driveways
• Opening times of the shared facilities
• What plants can be planted in courtyards
By-laws are initially set by the developer but can be changed by the body corporate through a democratic voting process.
All residents, whether owners, tenants, or visitors, must comply with the by-laws. If a by-law is considered unsuitable or unpopular, owners can propose a motion to have it amended.

By-laws: The basics
code of conduct
Serving as a voting member of a body corporate committee carries significant responsibility. Committee members are entrusted with making decisions that affect the entire community, from maintaining common property to managing finances and enforcing by-laws. To ensure decisions are made ethically, transparently, and in the best interests of all owners, members must follow a legally binding code of conduct set out in the Body Corporate and Community Management Act 1997 (BCCM Act).
This code outlines the standards of behaviour expected from committee members, including acting honestly and fairly, maintaining confidentiality, avoiding conflicts of interest, and complying with the law. By adhering to these principles, committees help foster trust, accountability, and effective governance within their body corporate.

navigating relationships
Living in a body corporate community means sharing not only facilities and spaces but also decisions, responsibilities, and expectations with your neighbours. With so many people involved, differences in opinion are inevitable, but how these are managed can make a big difference to the overall harmony of the scheme.
Building and maintaining positive relationships within a body corporate community relies on clear communication, mutual respect, and an understanding of each person’s rights and obligations. By approaching interactions thoughtfully and resolving issues constructively, committees and residents can create a cooperative and enjoyable living environment for everyone.

meetings
Body corporate meetings are essential to the effective operation of a community. They provide owners and committee members with the opportunity to make decisions, discuss ongoing matters, and ensure the scheme is managed in line with the Body Corporate and Community Management Act 1997 (BCCM Act).
Whether it’s an annual general meeting, a committee meeting, or an extraordinary general meeting, these gatherings form the foundation of transparent and collaborative governance within the body corporate. Understanding how meetings are called, conducted, and recorded helps all participants contribute confidently and ensures decisions are made fairly and efficiently.
